Hobson Court is a 10-storey, residential apartment building located above the Thorndon Centre in Wellington CBD. During the 2016 Kaikoura earthquake the building suffered significant damage requiring extensive remediation. The building having been constructed during the period of 1971-72, contained a significant amount of ACM throughout.
BPM were introduced to the project at the construction phase following a dispute between incumbent PM service provider and the contractor. We initially provided an assessment of the project and recommendations for dispute resolution between the parties. We were then, at the client’s request, asked to provide further project management services to deliver the project in its entirety.
Our scope included the co-ordination of a mixture of owner occupied and tenanted units across 84 apartments. Works included:
Establishment of a standardised pricing mechanism with the contractor to enable ease of pricing remediation works per apartment.
Co-ordination of temporary accommodation and removal of property from each apartment while works were undertaken.
Budget and cost management on behalf of body corporate and EQC.
Co-ordination of owner, body corporate and EQC approval of cost per apartment.
Liaison with the SQEP for ACM testing pre and post removal.
Stakeholder liaison across 84 individual apartments.
Engineer to Contract
The project is now in the final stages of completion however BPM have been retained by the client to act as owners representative and project manager for all future work on the building.
